⚠️ Important Notes About Home Inspections

Home inspectors are generalists, and a typical home inspection will:

  • Identify issues of concern

  • Point out items that may—or may not—need attention based on the age and condition of the home

Not every item on an inspection report needs to be addressed immediately.

Your agent may recommend specialist contractors for more detailed inspections, such as:

  • Structural

  • Wildlife

  • Plumbing

  • Electrical

👉 It’s important to schedule your inspection quickly so you have time to gather information about any concerns before your due diligence period ends.

🧪 Additional Inspection Considerations

A basic inspection does not include:

  • Mold

  • Radon

  • Lead

  • Rodents

  • Termites

Your agent or inspector can help arrange these additional tests.

You might also consider having sewer and plumbing lines scoped with a camera, especially in older homes.

📋 Ask Your Inspector to Identify

Be sure your inspector shows you—and includes in the report—the following:

  • Water shut-off valve

  • Sewer cleanout location

  • Main gas shut-off location

  • Main electrical shut-off location

  • HVAC system serial numbers / age

  • Furnace filter size and location

  • Water heater age
